P&I for 20 years at those % and rates? I am assuming the rates are fixed. $5,400.00 and acre? Is that typical for that neck of the woods?? I am sure you know the land well and between you and your family you know what you are doing. Are you working with a bank? If so, are you the borrower?

The dirt you speak of should be a wise thing to get involved in as long as it (or you for that matter) can cash flow it. I am sure that based on your experience and connections (family) that you will be able to work the land and reap the benefits with minimal effort. In addition, there are additional perks that a good accountant can work into the equation. Lastly, Your personal stock will go up and therefore you will get your pick of any of the 4H girls you desire in johndeereville. :p

It is presently 30 degrees in Anchorage, Alaska.

No. Hope it went well!

Morning, Lodge. One load of laundry done, another in the dryer, been to the gym, had breakfast, spent an hour on the phone with my mom, and caught up on my favorite tv show. Trying to get some meal planning done so I can go to the store tonight...as we're expecting 25+" over the next 36-48 hours. I already called in my script, so I just need stop at the local farmers market for food, then head over to Wally-world for the script.

The BF spent some money on me yesterday. :) Bought me a space heater for the bedroom! It was getting down to low 50s (or colder) in there at night, but with the new heater, it was a toasty 63 when we went to bed. :)
Did dishes, swept the floors, went to the gym, made dinner and dessert, and now I'm awaiting the latest Snowpocalypse.

Evening Lodge; serving up smothered pork chops, mashed turnips, and panna cotta with fresh blueberries tonight.

Well that didn't take long, I ended up being outbid. :p

Oh well, there will be more land for sale that i'll have a chance at. Now that I know that I have the opportunity to get this financing I'll be looking for something to buy and I'll be more on top of things the next time I find something that interests me. Its not like I'm in a big hurry so I'm not going to overpay, like I think the guy who outbid me did. 6k an acre is a bit steep.

Thinking of heading to the pool soon.

Work was concerned if anyone would make it in, so I volunteered to shack up in the Marriott for the night. Got the swim trunks out of the car. Ate at cheesecake factory. Gazing out the 18th fl window at the back bay and Charles river now with the blinds pulled open as I lay *** neked in bed ( had to hang clothes, those get worn againyomorrow, couldn't exPense new wears).

Crazy day....in a class all at work (through Thu) which makes it tough to waste my time online. :(

The lad finished 11th in today's conference championship race, good enough for all-conference honorable mention (one spot out of the money for all conf - Doh!), pretty amazing for only his third year on Nordic skis. He wasn't too happy with his classic time and started the skate pursuit 18th or 19th meainng he passed a boatload of skiers to finish 11th. :) He thinks his skate time was less than a minute behind the kid who won the race - and the kid who won the race is a CC ski stud, a US Jr. Olympic qualifier & HS all-American :eek: as a Jr. and has actually only practice with his HS team a few times this season.

Bummer you didn't get the property blue, would have been fun to have the gov't pay you not to grow anything! :D

Its not what I do, meaning not what I went to school for and not what my job is. I'm an engineer most of the time. When this opportunity came along I had to jump at it, as is pretty obvious from the numbers I posted. Since I grew up farming I have to knowledge and resources to run the land if I do buy it, and still work as an engineer during the week. I also don't have much of a problem taking financial risks, especially of this type, since I can be backed financially by the family farm if its needed.

Nice pool. Shared an elevator with four nice ladies who laughed at me in my trunks and duck boots. They shouldn't seen me at the Toronto 4 seasons in black cowboy boots and robe. I may get up early to swim before work.

No cheesecake! Have to keep the girlish figure ;)
