Heh. We weren't slated to be on the 'grid' (or should I say pipe?) for 2 more yrs but the stimulus $ have hit our area like nobody's business. We have construction everywhere you turn. All the local towns are pushing the sewer projects thru at the speed of sound. Tons of road work. You can't go anywhere without a detour.:(

Seems strange to me that they can slap you with PMI regardless of equity. I was always under the impression that anytime the LTV is < 80%, you don't have to pay that stupid thing.

Offer slightly north of 100k and an appraised value just above 150k. :p

Dare I even ask what you've bought with 170K? I'm going to guess 3-4 bedrooms with an actual backyard and a basement.

for $115k i got 3 bedrooms, 2 baths, big 2 car garage, move in ready on a wooded 2.5 acre lot

I'll be lucky if I can snare a 2 bedroom condo somewhere for 270k.

So yeah, I'm hating.... 115K... good lord... I mean, I could get a nice shiny car and fuel it with kittens for that kind of money.

edit: yeah, that's like half my rent per month... cute kittens... lots and lots of cute kittens.

don't mind me... post-college urban angst.

Yeah, I just bought a 3 bed 2 bath townhouse (more of a twinhome) with 2 car garage in june for about $100k...hoping to get out of the pmi in a year or 2 depending on how things go. There is a unit down the street a little larger than mine in sq ft listing for $150k.

Yeah... something like that around here would be around $600-800K... not kidding.

edit: that isn't necessarily true... you can get an townhome in an "up and coming neighborhood" but it'll have to renovated massively. A colleague of mine just did this in conjunction with a "neighborhood association" which basically shakes down banks through activism.... no money down too. Problem is that you have to work for them 6 times a year for like 10 years.

That sucks. Look on the bright side, you're probably taking home a bigger paycheck than me. :p

You'd probably need to pull in six figures to get the same buying power in DC as you get here. If he's smart, he'll spend as little as possible on housing, squirrel away his money, and retire in about 20 years to a low cost area and own half a city. :p

Mine did need a complete repainting and the lower level is in the process of being remodeled...most things were move in ready, just ugly wallpaper ;)

yes, but I want to do things with it... I went for my PhD so that everything that came after would be awesome.

I get that $150K home, first I pimp the hell out of it. Even if I just pimp out the basement... I rent out at least one of the rooms. I get a good car (honda civic hybrid is the target right now)... everything else would be gold.

You'd probably need to pull in six figures to get the same buying power in DC as you get here. If he's smart, he'll spend as little as possible on housing, squirrel away his money, and retire in about 20 years to a low cost area and own half a city. :p

see, the problem is that I want to live and not have to hole up in some old woman's house. That would be the smart thing, but I don't have the patience anymore.

Yeah, beyond that, unless you're driving something like 20k miles a year and own it for about 10 years, the hybrid part is a complete waste of money.

If you're looking for something that's smaller, but still functional and fun, then go with something like the Mazda 3 or something a little larger and get the Nissan Altima.

Except the '82 'Vette. That one was horrible.

I'm not - I admit I love the ZR1. (Though it would probably kill me. Holy God that is a lot of car.)

If we're going down the 'Vette route though, why not get a Z06 and put the $40K or so of savings into upgrades? Now THAT would haul.

I have to admit that I have a special spot for the longhood stingrays of the 70's. They look soooooo sleek. But the newer ones are pretty badarse.
