Congratulations!! Welcome to the world of home ownership. Where did you wind up buying? You're in Florida, right?

Thanks. Ended up in Lithia, FL. It's about 40 minutes SE of Tampa. Not in a flood zone, brand new townhouse (finished building in April). 3 beds, 2.5 bath, 1635 sq ft.

The community it is in is one of the best not only in the state, but is nationally recognized as well. I actually walked through this place back at Easter when I started, but it had just gone under contract with a lady who ended up not being able to secure financing. I guess her husband passed away, she ended up taking on a boat payment and couldn't sell the boat in time. Funny how I always seem to be opportunistic with things like this.

Rates are going to be low for a little bit yet, and they might go a little lower, maybe a quarter point or so.

Agreed. I don't think we are at the bottom yet. Regarding rates, the word on the street is that rates won't start going up until late 2014.

I was figuring mid-2013 or so, but still.

With housing prices what they are, with the rates we're seeing, this is our generation's chance to grab a nice piece of property without emptying the checkbook.

The Fed has commented that they expect rates to stay where they are until late 2014. Of course they cya by also stating that if something really good or bad happens with the economy all bets are off.

It is predicted that real estate will get back to 2008 values somewhere around 2020. That is only 8 years away. Real estate right now is on sale.

Market is pretty good, lots of places are about half of what they were before the drop. Of course, I bought something brand new (which LOTS of places are being built in new subdivisions). My realtor said things are starting to pick back up, but it is still somewhat slow.

I'll find out my rate tomorrow, but the loan officer said today that for an FHA loan (which is my situation) should be around 3.75%. My parents when they bought their house 21 years ago got 11% or so, and they bought points as well. Crazy.

My dad has told me a few times that when he bought his farm in 1976, banks around here wouldn't look at you unless you were putting close to 1/3 down, and that they wouldn't write anything except for an adjustable rate mortgage. There were years where he was paying close to 16% on his mortgage.
