So. The highway in Wisconsin is littered with sex shops. PB and I decided to look for some gag gifts, and he got ID'd.
Anyways, long story short, it's no surprise that Jesus hates Wisconsin.

Did they have any deer blowup dolls?

It'd obviously have to be researched, but if you assume a 10-person ownership group, you're probably looking at $10k-$20k apiece for renovating and another $10k-20k apiece to put together the necessary down payment on financing a $500k-$1 mil property. Then there's the actual start-up cost of purchasing supplies / hiring staff / getting the necessary permits/licensing.

A larger group would make financing easier but would also make managing the property / making decisions more difficult if everyone wanted a say in all the decision-making.
Which is why you have the LLC that we form to do this set up as a Manager-manged LLC instead of an owner-managed LLC. The Manager can be a shareholder or a small group of shareholders, but doesn't necessarily have to be. The seriously major decisions go to the shareholders for a vote, but the day to day management and middle level decisions are made by the manager/management committee. (NOTE: manager in this case means someone more like a CEO than your retail level manager, the law just uses the word manager)
