Part of the problem seems to be that as the original tenants age out, people are buying the units and renting them. There are a lot of ethnic people now living in the building. Need to nip this issue with these guys in the bud quickly.

Is there a problem about getting mortgages if too many units become rental?

Personally I could see townhouse living for me and Mrs goldy after we are empty nesters. I wouldn't miss mowing grass and shoveling snow.

Funny, every time I read one of Scarlet's posts about her condo and her asshat neighbors, I think that mowing and plowing isn't so bad.

To be fair, Michigan did travel to Ferris last year, and Ferris is playing at Yost this year. I don't know (or care) about Sparty.
To the one Area Clown I was talking about over on D2F, it really didn't matter much. Fool was convinced that it was only going to be a matter of time until Ferris was going to become a full fledged D1 school. I don't think he's been back to Big Rapids in a while.

Anyone need any fresh eggs? I have a bunch :)

My girls are all doing good, other than one that lately seems to like laying rubber eggs. don't know why as she's got access to a flock block and crushed oyster shells as well.

was out working on my pen today, moving around to another part of the garden that's been cleared so that it could scratch and till it up a little. The girls loved it and then they found a mouse. They opted to have a game of Mouse Football with him, much against his wishes. The Black Sex Links won by 3 touchdowns.

there is your problem. isn't there a limit on this? subletting restrictions?

i remember my BU buddy sublet his brothers condo when the brother transferred to london. after 9 months buddy had to move out and ned was forced to sell.

I've lived in an apt for the past 13-14 years or so, and never had noise problems, at least on a consistent basis. Maybe once or twice a year something would happen, but that's it.

As for ethnicities, I currently have what I think are mostly off-the-boat Africans (there's a mosque down the road) living in the complex. The rest of the complex is a very balanced mix of old people and childless singles/couples in their 30s. There are a COUPLE families, but that's a rarity. For how large the complex is (2 buildings, 192 units), it's amazingly quiet and non-problematic.

I think the hubs and I would like that as well. We're unlikely to own a home any time in the near future as I mortgaged my future on student loans for undergrad. By the time we're ready to own something, I won't want to do mowing/shoveling. Our rental does maintenance now and I'm very thankful.

Many of the places we're looked at are restricted as far as this goes.

We've been in our place almost 3 years and feel similarly. Our upstairs neighbor plays acoustic guitar which we can sometimes hear and when our next door neighbors got a dog, the yappy training period was rough, but overall, it's very tough to complain. Conversely, our last place was a split level house and we could hear our upstairs neighbors sneeze (and everything else that went out). That the family was totally dysfunctional didn't help. We're contemplating moving (in the vaguest sense -- I've looked at a few places online) and noise and stability will be a consideration. I've found a mill that has been converted into loft space - I'm hoping it will attract childless 30-somethings...


Good evening/morning, Lodge. Got the flu shot yesterday and feel like balls today (as predicted since I have this reaction every year).

Forgot to mention, I've only lived on the 3rd floor (which is the top floor for the majority of places in my neck of the woods). I'm starting my 10th year here, one of my previous places actually had soundproof walls. Wish I could afford that place now, but would have to have a roommate. That place also had central air. Friggin' perfect apt.

When I first moved in, 3rd floor with vaulted ceilings and real fireplace was only about $50 more, so it was worth it to me (although I never have taken advantage of the fireplace; maintenance is a beech). The only "drawback" which I don't mind one bit, is it IS a bit warmer. I have an A/C with remote, which has a thermostat. The temp does rise a couple degrees as people come home from work, and heat starts to rise up. Biggest swing I've seen is from 76 to 82.

Ours don't have fireplaces, but I do wonder if we'd save on heating by going up a floor which may have countered in increase in rent. We have our heat set for 70 in the winter and we can go for a day or two without it kicking on due to ambient heat from the folks below it. Our condo complex is mostly Indian (dot, not feather) families spread across apartments (grandparents, parents, cousins, etc.) - it frequently smells awesome and they do like the building warm

I counter with the two times we had dishwasher problems that I didn't have to fix, the brand new appliances that cost us 50$/month but renovated our whole kitchen, the time/money the friend has spent on mosquito control and other outdoor stuff that we don't deal with. There are definitely perks to owning a house, but I don't agree that it's for everyone and a vital necessity.

I agree. I call someone, it's fixed. And the current fluctuation of housing....hooboy. Long term, if you can handle it...yes, it's worth it, financially. But, not for me.

Not related, but tonight - so far I'm making serious headway in my book since my patient is sleeping through detox. :)
