Our Phoenix house rented again, so for the second year we only carried 2 mortgages for one month.

This tenant is renting for a year while their home is remodeled. (?!) W T F? A whole year?

If I had to guess, the amount of work to remodel an entire house (for a down to the studs kind of remodel) probably takes more time than it would for new construction. Because you have to do two things: 1 update for code, 2, work around all of the dumb shit the previous builder and owner did. Plus the time for demo.

You're also almost certainly doing custom design with higher quality materials and fixtures instead of builder quality (which can vary).
 
It took 6 months to redo our master bathroom (down to the studs and moved plumbing around), paint our kitchen, and put recessed lighting in our bedrooms, so yeah, I can believe a year for a full renovation.

HGTV has ruined all perspectives on the reality of renovation.

Makes sense. The basement in our old house took 4 months, and that was without any complications and was essentially new construction since it was unfinished. Our neighbors to our current house have basically has constant construction renovating their house and each project takes months. Kitchen alone took like 6, I think.

Nice place. I feel bad for the Somalis, while also LOLing at the hypocrisy of this d0uchenozzle pretending to be concerned about women in a county that votes deep red.
 
Interestingly enough, this is second time in a week I’ve heard people talking about Somalis and their level of integration. The context I heard it in was actually from a genuine lefty who has been dealing with a large population of Somali in their line of work and expressing disgust at the level of preferential treatment that male children get over female children

To be sure, there are plenty of issues with misogyny in Islam. But something tells me the mayor isn't so concerned about their treatment of women, as he is that they won't act whiter and convert to the Zombie Jesus cult.
 
When I get my severance check- where should I put it? 4 week treasury bonds? That’s in case it needed to be accessed within a month I guess. Guessing I could take some of it and keep it somewhere longer with a higher rate?
 
I still think getting rid of corporate taxes entirely is the way to go and ramp up the income tax brackets. Multiply the amplitude and the ramp rate.

This is not financial advice, because Im an idiot with money. So probably do the opposite of this. But I'd keep in cash what you think you might burn through in a few months for living expenses, and then short term invest the rest? Once you find a new gig, then decide what to do longer term?

Short term is about preserving principle. Frankly, I'm with swan, you got it exactly right DGF

stick with tbills and other short term guaranteed securities.
