Good Morning, Lodge!

Waiting impatiently to see if the offer we placed on a townhouse has been accepted. Hubby and I decided to swing for the fences. We are getting sick of losing out on places because of investors buying them and turning around to rent them out.

We did that, but got smacked by an appraisal that came in $15k below our accepted offer. Fortunately had enough money to cover the difference after negotiating with the seller.

Greetings Lodge. Posting from my new laptop. Geek Squad guy was here at 9am. Got the new computer, the new iPad, the new printer set up. Also got my iPod touch I got for Xmas a few years ago and never used set up. The only thing I don't like is that I can't watch anything on Amazon (now that I have Amazon Prime I can watch their shows) on my TV. I can watch it on the laptop though. Stupid proprietary software.

Went out today and bought new sneakers. Mine were pretty worn. Wore the new ones out of the store. I was going to go join a gym today, but I put it off. I do need/want to do it. Maybe tomorrow. Right. Sure. :)

You can spread gypsum onto a lawn, and over the course of 10 years or so actually create a small layer of black soil. It's a tedious process to consider, but it's possible. And it's about as complicated as spreading fertilizer.

Only if you have a very specific type of mineral deficiency. It won't get rid of clay unless your clay has that issue. Even then, you still have clay.

We are starting to worry that we are going to lose out on this place. We drove past it again, and there was an investor eyeing the place. In regards to the appraisal, we are not worried about the place being overpriced. The place is priced below the average in the area. Inver Grove for the locals.

My longtime neighbor's house was bought up by one of those flippers. Lakefront, double lot, immaculate. Dunno how he's gonna flip for the price being asked, but total vultures. My bro sold his house, market value, in 2 days. It's insane right now.

I love yard work. I'd mow everyday if the grass grew quickly enough. I'm itching to get up and clean the gutters. But I must wait. The monstrous maple tree hasn't gotten anywhere near dropping its helicopter seeds.

Besides mowing, I also lopped and sawed off quite a few tree branches that were starting to touch the house. My trimming of those trees two years ago did what it should. Created rapid growth.

My backyard might be a lost cause. It isn't big, and we have two 45+ pound dogs. It's at least half dirt. I know I can seed, but that would force me to block those areas off. This would just increase the traffic on the good section of the lawn. I really think I would end up always having half the yard blocked off for seeding for eternity.

Giving the neighbors till 830 to sleep, then headed out to mow the lawn.

Too hot and humid to do it later, and it takes at least 1.5 hrs.

You need brown matter with the Gypsum to help it retain the water without pooling and drowning the roots. We have a patch of lawn that mr les has reseeded every yr for the past 20 yrs. (no, I am not exaggerating). I finally said enough is enough. Going to get some gypsum, till it in and then cover it with a layer of shredded leaves and then Toms of Maine Mulch. That should do it. Mulch won't look that bad compared to the cracks and fissures in the dirt.

Why does it happen that every time I look at a thread on my phone it unsubscribes me :( makes me a sad panda.

Yard care is the main reason I bought a condo over a house. But now I may rethink that. I can always hire someone I suppose.

If it's worth doing, it's worth hiring someone to do it for you. ;)

Everything I read about gypsum on the Extension websites, regardless of school, say it is only for fixing a very specific mineral imbalance. They recommend core aeration, peat, and time.

Considering the cost of having someone now your lawn, this is incorrect.
