I made it a point to not do any work while I was on vacation, since I wanted to get away, and not have to deal with anything work related when I was on vacation. I don't know if it was worth it. Now I have a **** ton of emails to deal with and people mad because I'm not returning their emails, even though I set my out of office auto-response to say that I would have no email access until today. Sorry, but the last thing I want to worry about when I'm deer hunting is all of the BS that I deal with every other week of the year.

Morning Lodge!

Subbing today which is always nice. I am subbing in three districts, although one district has been keeping me busy recently.

Only a four day week because Friday I leave for Houghton. Cannot wait.

If you believed the ads, that non-stop email access lets a busy working mom take her three little kids to the beach and get a little work done. Ha! All it really means is that even when you tell people you're out of town they're like, "Why the he!! haven't you written? I sent you an email like ten minutes ago!111!!" :mad:

Hey Goldy, my cousin's kid is playing hockey in your neck of the woods now. Apparently he can't get enough competition down around home, so they're driving him up to cake-eater land every day now. He played on a team in Rochester with kids 1-2 years older than him last year and led the team in scoring by a wide margin. I think he's 9 years old now, so he's still pretty young.

Not sure if he's all that much of a celebrity, but PGA pro Zach Johnson is my cousin in law. I worked with the Vikings as security for Training Camp this year and met everyone, escorted AP to his meetings, etc. That was fricken awesome.

I have a friend whose father did security detail for John Madden. Turned out they were not-so-distant relatives.

Why is it 60F? I have all this stuff I have to chill- turkey stock. Kielbasa soup, mushroom soup, turkey soup. My fridge is not big enough. Last week we were freezing part way into the day. I need some of that now!!

I have an investment opportunity, and I need someone to go 50/50 with me. It is a no-brainer, and its real estate. $500k total, so ~$250k each. You should be able to get 10x that in 10-15 years. I would do it myself, but I can't swing $500k myself right now, and I'm not even sure if the $250k is feasible. Anyone interested? (I want to keep the details off the board, but I mentioned it to Brent on Saturday, he can confirm that its a pretty good opportunity)

I assume he's playing with Minnesota Made Choice league. I was in that arena yesterday. It's run by Bernie McBain, who is a very polarizing figure in the MN youth hockey scene. His kid played for 'Sconny and is in the Thrashers' system now. I'm not a fan of Bernie.

Side note, I took tennis lessons in the building Minnesota Made is in now about 40+ years ago.

That's a pretty low price for a bridge these days.

I wonder which Nigerian prince it was who offered him the deal.
100 acres of land, 45 tillable, in city limits, next in line to be developed for housing. Previous developer went broke, and the city now owns the land and they want to dump it. We were given a chance to buy, since my dad currently runs the farmland.

They bought high, and the market fell out from under them, plus that developer was buying up a bunch of very high priced land, so they got hit really hard when the market crashed. This land sold for $1m 5 years ago. I'd theoretically be buying when the value is at its low point.

The dangers of becoming over-leveraged (and having a cash-flow crunch). I'd do it only if I had the 500k sitting in the bank, even then I'd counter-offer the city 400k. I'd be very hesitant going into it with someone else, and would never even consider it if they had to borrow the money.

There is something to be said for a 4% loan though. If you could even front 1/5 to 1/4 of the cost and were relatively sure of cash flow (between your own and loans from family, if necessary), it might be a worthwhile proposition.

That said, unless bbdl wants someone to run a historical museum there, I'm pretty sure I'm out of this deal :o

How sure can you be of cash flow? Even in a best case, you've locked yourself up in golden handcuffs until you unload (or payoff the loan outright) the property because you would effectively be taking on a second mortgage payment that you'd have to feed for the next however many years.
Might just be my conservative nature, but I'm not going to borrow money to speculation in a real estate investment scheme.

There is built in cash flow, since there is agricultural land included. 45 acres would bring you about $16,000/year in rent, which would help offset some of the expenses. Its like a mortgage, if you rent out half of the house to offset some of the mortgage.

Mulled it over, don't quite have enough liquidity yet.

Would there be a down payment needed, or could I put it all on a note? I'd have to pretty much sell my life and raid my TSP to get a down payment, and then take out a loan for the rest, which is no guarantee considering I just bought a condo.

If I went, I'd probably bring in a third guy I know who's pretty flush with cash at the moment. This sort of thing is right up his alley.
