Once you get past the rhetoric...

This wouldn't require existing structures to be demolished, it would simply allow for apartments and other multi family buildings to get built in areas where they're currently not allowed.

I have no idea if Seattle is already landlocked by its burbs or not, but if it is, then this isn't necessarily a horrible plan, considering new single family homes will continue to get built in the burbs and Seattle's core can continue to expand too.

What you'll have is single family homes being taken down and more profitable, multi-family units being put in their place. Horrible idea and if I'm a homeowner, I'm fighting this tooth and nail.

I know, NIMBYism knows no bounds. Not all multifamily dwellings are the projects. There are nice townhouses and luxury apartments out there. You're not necessarily going to end up with section 8 housing next door to the mcmansions...

Again, one you get past the rhetoric, which is asinine, this is your run of the mill zoning dispute. Who gives a fark.

Sure, it will grandfather the single family houses already in existence, but you have to think that if the goal is to get everyone into conglomerate housing, they'll start shooting property taxes on single family zoning through the roof (pun intended) in order to entice people to give it up, then the government buys it up, and THEN they demolish and re-zone. Oh, and when they increase the property taxes, they will use the lack of a state income tax as an excuse.

Don't think they need to. Just use property tax and school tax levels as the detractor, similar to how the government thinks they're going to get people to stop smoking and instead put their money in the stock market.

Do you own your home?

If so, would you want a 4-plex going up behind you where there wasn't previously one?


Doesn't have to be a slum for an apartment next to or behind you to be undesirable.


Pretty far from a run of the mill zoning dispute.

This doesn't get near the point. This is the equivalent of buying tickets in a certain section and, when you show up at the event, being told everything is general admission. That isn't what you paid for.

The city just cut the legs out from under your property value.

But almost as important is what a CF this would be for city revenue, which would crater, thus destroying the ability of the city to support mixed-use neighborhoods and subsidized housing. It's a political gesture that hurts everybody, particularly the people it's supposed to help.

It's just dumb.

Opposite perspective: they've gone this route where I live (Redondo Beach, CA) long ago, so all of the "new" construction (actually redevelopment) is 2- and 3-on-a-lot townhomes. I own one end of a 3-on-a-lot myself. They just posted a notice at the eyesore single-family house next door that they're going to replace it with a brand new 3-on-a-lot and I can't wait. Once they knock down that $400k shack and replace it with 3 modern $800K townhomes, my property value will definitely increase. So yes, there will be some "churn" as the housing model switches from single family to townhomes, but in the long run, property values will go up, not down.

Yeah, those townhomes a quarter mile from my house that are worth twice as much as mine are such a drag on my property values...

And I said, in your backyard. Do you want a multi-unit looking down into your yard?


One neighbor can be an annoyance. 6 different neighbors in the same amount of space...

If you're trying to justify "your backyard"'s value based upon the existence of "a multi-unit looking down into your yard", then you are most definitely bringing up property values, at least indirectly, as desirability is a key factor in determining the value of property.

Not my sole concern was my point.

We spend a ton of time in our backyard including eating out there every meal that's possible. We have a pool and a deck. We chose our house partly because of the backyard and the understanding that it will remain bordered by other single family homes.

Had our realtor taken us to a home bordered by apartments, we would have simply said, "Next!" And left.

I've lived in a townhome for 10 years now. Seattle's making a horrible decision.

And that's the value you place on that property. Value is not limited to a monetary level.

I do wonder, however, when Seattle will be banning chocolate, gasoline, non-educational toys, and anything spicy. ;)
