The only improvement on VTSAX or FSKAX for me is the diversification into the three-fund portfolio. Total stock, total bond, total international. For me, it's all about the ratios.
 
Median home value in Dellwood, MN is $883k.

Most expensive zip code in MN is someplace called "Wayzata" at $1.7M. Is that anywhere nearby? Looks like they are both lakefront towns.

My parents live a few miles from dellwood and it seems so refreshing after having lived on the west side for years. Ordway and peninsula roads are so beautiful. North oaks and manitou island aren’t bad either

Hell no, I don't want my house sinking into the Bay. According to that chart, I'm in Emerald Lake Hills, but I'm really in Redwood City. Though the zip code is oddly large and the post office is up past 280 for some reason.

(I haven't looked at Reston, but if we're under 90% White I would be shocked. We vote straight ticket Democratic and love diversity so long as it's on the other side of the toll road.)
