I really need to refinance too. I'm in the 5's with a 7 year in-house loan, with a lump sum payment at the end. When I bought my house I couldn't get into a real mortgage because I needed to have the septic system replaced and I needed to finish a gutted bathroom. That is all done, so I should theoretically be able to refinance, if it wasn't for stupid mortgage company and appraisal company rules. My house has 3 bedrooms, and 2 bathrooms, all 3 bedrooms and 1 bath are downstairs, in a split level home, so they are technically below grade. All 3 bedrooms have perfectly accessable egress windows. The rules from the appraisal company say that they don't count as offical bedrooms because they are below grade. According to them, I have a 0 bedroom house, which is completely asinine, because I have 3 perfectly good bedrooms. Because of this, they can't find any comparable houses in my area to determine an accurate appraisal, and the mortgage companies won't touch it. I'm still trying to figure out a way around this, that doesn't involve cutting up my living room into bedrooms. :mad:

What the hell? Around Christmas, I got a nice new 100% polyester hooded sweatshirt. Wore it, washed it for over five months. I washed it in cold water last night, put it in the dryer on low this morning, and I pull it out after coming home from work and its shrunk like you wouldn't believe!

Only I can fail so badly that I shrink a polyester sweatshirt so badly that it fits like spandex.

What I find odd is that its just that one article of clothing. And it's always going to be either the one you find most comfortable or the most expensive one in the load. It's like how toast invariably lands butter side down or how one of the Yankees, Lakers or SEC football is going to win a championship every few years.

It was that dam red W that looks like a 3 year old wrote it that made the whole thing shrink. :p

I'm also at a 5.25 rate. The wife and I kept going back and forth on if we are going to stay long enough to make it worth while to refi, or if we should just remodify the loan. Either way, in 2-3 weeks, one of those two things will happen.

just locked into a refi - 10 years at 2.75%. I have 26 years left on my current mortgage. My payment went up, but I was paying extra principal every month anyway, so theoretically it only went up about $200. Worth it to have the extra equity. I was also eligible for HARP (just barely, by 2 months), which means they don't have to do an appraisal.

As I sat here listening to my co-worker crunch her ****ing Grape Nuts for 20 minutes, I realized I probably need more coffee. So I went to get a half-caff, and the empty decaf pot was sitting on the counter. grrr. I made more, and sat there waiting for it. The coffee machine said it was done, and to remove the basket. So I pulled the pot, and it was still pouring. grrr. so I put it back and waited. In the meantime, several people took regular coffee, leaving 2 pots with a little bit in each. grrrrr. so I made more regular as well. I am feeling like a coffee making superstar and I should just call it a day now. then I came back to my desk... and she's still crunching. I am very close to screaming WHAT THE **** ARE YOU EATING AND WHY IS IT TAKING SO LONG? but it might not be a good idea. ;) what I would like to know.. is why it isn't 4 pm yet.

btw, it has been 45 minutes and she's still crunching. I can only assume she is eating an entire box of cereal. I can deal with a little crunch.. you know, trail mix or carrots or something that takes a normal amount of time to eat, like 10 minutes. but 45 minutes? that is asking way too much of me today.

edit: she went to get some coffee, but don't worry, it's 9:06 and she's crunching again.

That was cup 3. My limit of regular coffee is 2.5 (I usually only have 1-1.5), unless there's extenuating circumstances, like when I worked from midnight-noon on 90 minutes of sleep a few weeks ago.

Crunchers are pretty bad, but smackers are the worst.

ugh, yes. you can't really help crunching (granted, you don't have to keep doing it for 90 minutes, either). but smacking? that's stab-worthy.

Let's not judge.

Maybe it's a horse.

:D She is a normal, regular-sized person. Our other co-worker stopped by her desk to go for coffee and breakfast, and she said "I was starving!" It took all of my restraint not to say "I KNOW, YOU HAD A WHOLE ****ING BOX OF CEREAL."

One thing that grinds my gears is people wearing bulging backpacks in crowded spaces who forget how much room they take up, and so proceed to bump people left and right every time they turn their bodies. I had someone bumping me repeatedly this morning, either oblivious or uncaring, until I "accidentally" gave his backpack a good shoulder shove.

This happens with annoying frequency.
