    Today's "7 miles inland" is just tomorrow's beach front property.

    Was reading something where the eastern half of the country is set up to collect colder arctic air for the rest of 2024. Meaning nothing will be able to really develop and hit the states. Francine suffered with crazy shear that kept it a 1. Even now Gordon is starting to turn north with that fence protecting the US

    Pretty much. Had 2 literally identical cash offers almost immediately, just under asking. We transparently told both buyers the exact situation and just told them to hit us with their best and final. One buyer raised 4% and the other raised by 11% - we closed 3 weeks later.

    Was it a deal where as a seller it was basically just post what you want and let the offers flow in auction style? People still aren't grasping the concept that their properties WILL be destroyed, not IF they will?
