The only improvement on VTSAX or FSKAX for me is the diversification into the three-fund portfolio. Total stock, total bond, total international. For me, it's all about the ratios.

Median home value in Dellwood, MN is $883k.

Most expensive zip code in MN is someplace called "Wayzata" at $1.7M. Is that anywhere nearby? Looks like they are both lakefront towns.

            Edit: nope. Different lakes.

My parents live a few miles from dellwood and it seems so refreshing after having lived on the west side for years. Ordway and peninsula roads are so beautiful. North oaks and manitou island aren’t bad either

It would look a lot more beautiful to me if I hadn't been listening to you guys rant for 20 years. Now all I can see is 2nd floor doors and mosquitos that carry off small pets.

                      You're insured.

Come live with us Poors in NoVa.

And anyway, I thought you lived with the indigent in Belle Haven? Y'all are safe; you can even apply for federal loan assistance.

Hell no, I don't want my house sinking into the Bay. According to that chart, I'm in Emerald Lake Hills, but I'm really in Redwood City. Though the zip code is oddly large and the post office is up past 280 for some reason.

2% Black. Man, those are Scottsdale numbers. I assume it is 33% Asian.

(I haven't looked at Reston, but if we're under 90% White I would be shocked. We vote straight ticket Democratic and love diversity so long as it's on the other side of the toll road.)

Not a fan of their methodology. You have to look at what you get for the price. If you ask me, a zip code where $4M buys you a 2br apartment is more expensive than a zip where $6M buys you a 12-acre mansion with polo stables.
If you don't change the world today, how can it be any better tomorrow?

Fair enough. Anyway, the buildings didn't do anything wrong.

You've convinced me. Just blood eagle the rich.

Depends if you're trying to burn down mansions or the rich. If you can afford a $4M 2BR...
